Site Walk & Scope
PTB walks the site with the property manager, GC, or ownership. Existing conditions, drainage, access for equipment, tie-ins to existing hardscape, staging area. Photos and notes so the bid reflects the real site.
Written Bid + Materials
Line-item bid: base prep, materials, labor, drainage, edge, plantings. Material samples and product spec sheets included when the finish matters (paver color, stone type, wall product). No surprise change orders.
Install
PTB crews and equipment on site. Site protected during work, communication with property management on any resident or tenant impact, and daily cleanup. Weather-realistic schedule, no drop-and-disappear.
Handoff + Maintenance Option
Walkthrough with ownership or property management. Everything installed gets covered by PTB's install warranty. Optional: the property rolls into PTB's grounds maintenance contract so the same company keeps it looking the way it did on install day.

Construction & Install is the commercial and common-area work: HOA entrance walls, apartment complex walkways, office park drainage, corporate campus plantings. Outdoor Living Spaces is the residential estate work: backyard patios, fire features, landscape lighting, private hardscape. Same crews, same standards, different context.
Can PTB come in behind our general contractor for landscape turnover?
Yes. Turnover work is a common scope: final grade, sod or seed, mulch, punch-list plantings, walkway repairs, cleanup, sometimes drainage or wall corrections that got missed during construction. PTB can work to a Certificate of Occupancy timeline and coordinate with the GC on access, staging, and hand-off dates.
Does PTB provide engineered plans for retaining walls?
For walls that require engineered design (usually over 4 feet, or any wall carrying a surcharge load), PTB coordinates with an engineer to produce stamped plans. Below that threshold, PTB builds to manufacturer specs with proper base, drainage, and geogrid where the wall system calls for it.
How much does commercial hardscape and install work cost?
It depends on the scope, the materials, and the site. Small installs (a walkway, a drainage tie-in) can be a few thousand. Large multi-phase projects (a full common-area redo, a community entrance rebuild plus drainage) can run into six figures. Every job gets a written line-item bid before any work starts, so the number is real, not a guess.
Do you install drainage as part of hardscape projects?
Almost always. Retaining walls need drainage behind them. Paver walks need drainage under them if they sit in a low spot. Plantings need drainage or they drown. PTB builds drainage into every install where the site calls for it, and can also install standalone drainage (French drains, catch basins, drywells) on properties that need it independent of a hardscape project.
Can PTB maintain the property after the install is done?
Yes, and most commercial install clients do exactly that. The install work rolls into a PTB grounds maintenance contract for weekly mowing, seasonal plantings, mulch, drainage inspection, and snow. Same company from install through year ten, which is why warranty questions never turn into a fight about which vendor is responsible.
